More lots for sale in Lexington SC

Last month I wrote about the 382 lots in zip code 29072 which were for sale on Today I was surprised to see that about 5 weeks later, the number has jumped by 80 to 462 pieces of land for sale. That's a 21% increase. I believe the new lots of Kingston Harbour which were recently listed have caused most of the jump. Let's take a look at all of these lots in further detail.

The least expensive lot is $29,500 for 0.23 acres located at 504 1/2 Harmon Street in the Town of Lexington. The most expensive is $2,827,000 for 6.49 acres located at 1563 Corley Mill Road - most likely a commercial-zoned property. The median priced lot is $103,840 for 0.24 acres located at lot 14 of Cherokee Shores Phase II.

Neighborhood of the Week - Bridlewood

This week's Neighborhood of the Week is Bridlewood.

Bridlewood was developed in the mid 1990's off of Hermitage Road at Bridle Trail. There are about 42 homes in this neighborhood which is off the beaten path. The most recent property sale in this neighborhood took place in August of 2007 at the price of $282,000.

731 homes available in Lexington SC 29072 - March 2008

According to, there are 731 single family homes, condos, and townhomes available for sale today in Lexington, SC 29072. They range from $60,900 to $3,890,000. The median price is $240,900. Compared to last month's 745 homes available, the 731 available today is a decrease of 14 homes on the market. That is a decrease of 1.9% compared to February. These numbers only reflect the homes for sale by realtor - homes for sale by owner in Lexington are not included.

The least expensive home in the group is a 760 sq. ft. house built in 1970 with 2 bedrooms and 1 bath. This house is located on George Street and is priced at $60,900.

The median priced home is a new condo at Hammock Bay for $240,900. It is a single story, lake view home with 3 bedrooms, 2 baths, and approximately 1,550 sq. ft.

The most expensive home is located at Masterpiece Plantation on Lake Murray for $3,890,000. It is a two story home on 1.25 acre built in 2004 with 4 bedrooms, 7 baths, and approximately 8,000 sq. ft.

Neighborhood of the Week - Everwood

This week's Neighborhood of the Week is Everwood.

Everwood is a unique neighborhood because all of the 13 lots range from 2.46 to 4.39 acres. And all of the lots are undeveloped at this point. Future homes are restricted to a minimum of 2,500 square feet. Everwood is located on the far west side of zip code 29072 off of Highway 378.

FSBO in Lexington SC 29072

While I have written about the number of homes listed for sale by realtors in Lexington SC 29072, there are also a number of them as FSBO (for sale by owner). These sometimes are a little more difficult to find. Here a few ways to search for them:

And sometimes it's best to just get in your car and drive around the neighborhoods that you're interested in. The only advertising the seller may be doing is a sign in their yard!

Lake Murray Water Levels

Lake Murray is in the back yard of many residents in Lexington, SC 29072. And many others make it their playground for swimming, fishing, boating, etc. In recent years, the lake's water level has fluctuated a good bit. Most of this was due to SCE&G's Backup Dam project, but more recently the water shortage was just a result of the low rain levels at the rivers which feed into the lake. The lake is considered "full" at 360'. As of today, the current lake level is about 357'.

Neighborhood of the Week - Lexington Heights

This week's Neighborhood of the Week is Lexington Heights.

Lexington Heights is located off of Old Chapin Road not far from the Rush's at US 378 and Old Chapin Road. This neighborhood of brick courtyard style homes was originally developed in the late 1990s. About 55 lots make up the neighborhood. There are still many lots for sale which have not been built on.

Lexington Heights is part of the Town of Lexington municipality.

About that map...

In the midst of updating the layout of this blog, I did a short post on the new Lexington SC Neighborhood Map on I want to explain a little more about what this is.

Using Google Maps, the neighborhood map has a blue "placemark" positioned on the map at approximately the entrance of each neighborhood within zip code 29072. There are almost 200 of these blue placemarks. At first glance, it may be overwhelming to see that many of them in the initial zoomed out view. However, when you click on a placemark, a balloon caption appears identifying the neighborhood. The link within the caption takes you to that neighborhood's specific page.

Also, if you double-click on the map or click the "+" button to zoom in, this will give you a tighter view to see exactly where each placemark is in relation to one another.

The "Sat" button will give you a satellite view which is a unique way of seeing how a neighborhood is laid out.
