Neighborhood of the Week - Mallory

This week's JustLexington.com Neighborhood of the Week is Mallory.


Mallory is a one street neighborhood which was developed just a few years ago. Only 2 of the 13 lots have not been built on. This neighborhood has large lots ranging from 3/4 acre to around 2 acres in size.

Mallory is located across from Kleckley Colony just off of Corley Mill Road. This location is great for easy access to I-20, the Lake Murray Dam, and the retail stores on Augusta Highway 378.

US 378 in Lexington SC - The Latest Retail Hub


BOOM.

That's what happened last year as US 378 (Augusta Highway) between Interstate 20 and SC 6 (North Lake Drive) became one of the fastest growing retail areas in the Columbia/Lexington area.

Delawese Fulton of The State newspaper in Columbia called it "the next prime shopping spot" in her Sunday Business article "Lexington: The road to growth". She also listed the retail stores which opened up shop in 2007:

"An influx of young professionals and families has boosted the Lexington US 378 corridor's population by about 20 percent and its average household income by a third to nearly $80,000..." said Fulton. The residential growth in the neighborhoods of Lexington has attracted both national and local retailers.

One thing about the new retail areas of Columbia/Lexington is that they don't appear to be centered in and around malls like they used to be. Richland Fashion Mall (I can't keep up with the names of that one), Dutch Square Mall, Columbia Place Mall, Columbiana Mall in Harbison - these were the big retail centers. Columbiana and its surrounding stores still appear to be thriving. But the newer retail areas like The Village at Sandhills and now the Lexington corridor are not built around a mall. Perhaps people like to be outside a little more... If Lexington did have a mall, I imagine it could be called "The Lexx" - maybe that's what we'll call the Lexington Corridor!

Using the CARD to analyze your address

The large majority of the residents with 29072 as their zip code are zoned for Lexington County School District One.

To find out if your address is zoned for Lexington One, you can reference the "County Address Range Directory" or CARD. The CARD also shows if your address is in a municipality, which ZIP code, which county council district, and which post office. The CARD is available as PDF and is updated regularly.

Considering that it is currently 125 pages long, the easiest way to find your address is to type the name of the street in the Find section under Edit or on the toolbar. I would suggest just typing the street name without the ending description of road or drive for best results.

Neighborhood of the Week - Cherokee Lakes

This week's JustLexington.com Neighborhood of the Week is Cherokee Lakes.

Cherokee Lakes was originally developed around 1990. However, most of the homes in the neighborhood have been built in the last 10 years and there is still new construction going on. Although the entrance is at Ball Park Road, the neighborhood does not actually start until you get to the intersection of Leaning Pine Trail and Vanderbilt Road.

Homeowners in Cherokee Lakes have access to Oswald Pond.



Cherokee Lakes is also very close to the ball fields, public gym, tennis courts, and recreation areas on Ball Park Road.

745 homes available in Lexington SC 29072 - February 2008

According to Realtor.com, there are 745 single family homes, condos, and townhomes available for sale today in Lexington, SC 29072. They range from $64,900 to $3,890,000. The median price is $242,400.

Compared to last month's 701 homes available, the 745 available today is an increase of 44 homes on the market. That is an increase of 6.3% over January.

The house pictured above is the median priced house for sale today in Lexington SC 29072 at $242,900. This is a new construction home in the Peachtree Place neighborhood off of Rawl Road. The house is a single story with 4 bedrooms, 3 baths, and approximately 1,988 sq. ft.

Lexington SC Lot Prices

Lot and Land prices in Lexington SC 29072 have really jumped up in the last few years. While there used to be plenty of selection in the $30-50k range for good sized lots, the supply is very limited now. There are still a number of lots and land available in the 29072 zip code, but they come with higher price tags.



According to Realtor.com, today there are 382 parcels of land for sale in the 29072 zip code. They range from $29,500 to $2,827,000. The median price is $76,500. That $76,500 price tag gets you a lot in a neighborhood ranging from 1/4 to just over 1/2 of an acre. Of course every lot and every neighborhood are different so there are bigger lots out there with smaller price tags. As they say, "Location, location, location...". Then there are other lots for sale by owner or not listed in the MLS (multiple listing service) as well.

Neighborhood of the Week - Woodcreek

This week's JustLexington.com Neighborhood of the Week is Woodcreek.

Established around 1988, Woodcreek is in a very convenient location - right off of US#1, less than half a mile to Interstate 20, and close to downtown Lexington. Similar to last week's Neighborhood of the Week (Governer's Grant), Woodcreek is one of the largest neighborhoods in Lexington, SC 29072 with almost 400 homesites.

During December, Woodcreek is locally known as one of the best neighborhoods to drive thru to look at Christmas lights.

The Woodcreek Homeowner's Association meets annually on the third Monday in October. The Board of Directors meet during the third week of February, May, August, and November.

Corley Mill Road Video Tour

In August of last year, we talked about Corley Mill Road in Lexington SC. A great road to drive and no stop lights except where it begins and ends. That made it a great candidate for JustLexington.com's first video tour!




Off of Corley Mill Road are the following neighborhoods: Corley Mill Estates, Kleckley Colony, Mallory, River Oaks, The Courtyards at River Club, The Oaks, and Wood Mill.

Neighborhood of the Week - Governors Grant

The JustLexington.com debut Neighborhood of the Week is Governors Grant.


Governors Grant

Established around 1990, Governors Grant is one of the largest and most sought after neighborhoods in all of Lexington. In 1994, it was named the "Community of the Year" by the Columbia Home Builders Association. Even now in 2008, new phases are still being developed.

Off of Old Chapin Road, Governors Grant is being zoned for the "new" New Providence Elementary school currently under construction on Old Cherokee Road.

New Providence Elementary Mascot

New Providence Elementary announces their mascot today. The mascot selection ballots were mailed out by Principal Van Bowers with the choices of the Lions, Navigators, and Explorers.



At this point (9:00am) we know the mascot's name is "Roary"! Therefore, later in the day we'll expect to hear the mascot of New Providence Elementary is the Lions.

New Providence is scheduled to open for the 2008-09 school year. This site location is on Old Cherokee Road across from the Vista Springs neighborhood. You can follow further progress at the school's web site.
