According to Realtor.com, there are 680 single family homes, condos, and townhomes available for sale today in Lexington, SC 29072. They range from $58,500 to $3,890,000. The median priced home this month is an existing home in Millstream Crossing about 75 days ago for $234,500. It is a two story home with 3 bedrooms, 3 baths, and approximately 2,711 square feet.


Compared to last month's 705 homes available, the 680 available today is a decrease of 25 homes on the market. That is a decrease of 3.5% compared to November. These numbers only reflect the homes for sale by realtor in the MLS - homes for sale by owner in Lexington are not included.

According to Realtor.com, there are 705 single family homes, condos, and townhomes available for sale today in Lexington, SC 29072. They range from $62,000 to $3,890,000. The median priced home this month is an existing home in Woodcreek listed just a few days ago for $237,900. It is a two story home with 3 bedrooms, 3 baths, and approximately 2,223 square feet.


Compared to last month's 743 homes available, the 705 available today is a decrease of 38 homes on the market. That is a decrease of 5% compared to October. These numbers only reflect the homes for sale by realtor in the MLS - homes for sale by owner in Lexington are not included.

Persimmon Grove selling well in 2008

Lexington SC has not seen the dramatic slow down in housing sales that some of the country is experiencing. Many properties are being bought and sold daily in the 29072 zip code. The Property Sales page of JustLexington.com shows these transactions. The addresses are also being updated to link to the neighborhood page that they belong in.

One neighborhood in particular which has sold very well throughout 2008 is Persimmon Grove.


Approximately 28 new homes have been sold in Persimmon Grove during the first ten months of 2008. The homes have sold for between $109,678 and $235,776 - most sold in the mid $100k range. There are currently 13 homes for sale in Persimmon Grove according to the MLS.

This Man Called Jesus - 2008

"This Man Called Jesus" is a free live drama hosted by Lake Murray Baptist Church in Lexington SC. This is the 21st year of the two hour performance that uses live animals including Abraham the Camel.

Imitation

Last week I ran across a web page with a Lexington neighborhoods list that had a striking resemblence to the JustLexington.com Neighborhoods Directory. After a quick inspection, I found it was in fact a copy of the neighborhoods list I have been developing for over a year now. The copied list is part of a weblog created just a few months ago by Laura Jefferson of Acquire Realty.


I inquired with Laura three times asking that she cite the source of her Lexington neighborhoods list. Unfortunately, she would not admit that she had even copied it! I feel this is contrary to her claim of representing her clients with the upmost honesty.

On the bright side, I guess imitation is the sincerest form of flattery.

According to Realtor.com, there are 743 single family homes, condos, and townhomes available for sale today in Lexington, SC 29072. They range from $62,000 to $3,890,000. The median priced home this month is an existing home in Silver Creek for $235,000. It is a one story home with 4 bedrooms, 3 baths, and approximately 2,850 square feet. According to the remarks in the listing, this house "NEEDS MINOR TLC".


Compared to last month's 762 homes available, the 743 available today is an decrease of 19 homes on the market. That is a decrease of 2.5% compared to September. These numbers only reflect the homes for sale by realtor in the Multiple Listing Service - homes for sale by owner in Lexington are not included.

Meanwhile, last month there were 462 lots for sale in Lexington, SC 29072.

Lexington County School District One 2008 Bond Referendum

Back in June, the Lexington County School District One Board of Trustees approved a recommendation to pursue a five year building plan in the Lexington SC area. According to the district:


"The committee’s recommendation includes five new schools (two elementary schools, one middle school and one high school in the Lexington Attendance Area and one elementary school in the White Knoll Attendance Area), additions/renovations at 16 schools and technology at all schools at a cost of $336 million. The committee also recommended the board pursue a November 2008 bond referendum in order to get voter permission to sell bonds in order to finance the building plan. Individuals who own a home assessed at $100,000 would see a tax increase on the capital side of less than $50."

The 2008 bond referendum will be voted in the upcoming general election on Novemeber 4th. Here is how the bond referendum will show up on the ballot:

School District No. 1, South Carolina, be authorized
to issue, either at one time as a single issue or from
time to time as several separate issues, not
exceeding $336,000,000 principal amount general
obligation bonds of Lexington County School

two new elementary schools, one new middle

The district proposes to build five new schools at a cost of $264 million:
• One new K–5 elementary school with classroom space for 800 students to relieve overcrowding in the Lexington Attendance Area would open in 2010

• One new 6–8 middle school with classroom space for 1,000 students to relieve overcrowding in the Lexington Attendance Area at Lexington Middle School and Pleasant Hill Middle School would open in 2012
• One new 9–12 high school with classroom space for 2,000 students, a competition gymnasium and mini-gymnasium, auditorium, and stadium to relieve overcrowding in the Lexington Attendance Area at Lexington High School would open in 2013
• One new K–5 elementary school with classroom space for 800 students to relieve overcrowding in the White Knoll Attendance Area would open in 2014

The district proposes to spend $15 million to expand and upgrade existing technology at all schools including security and to renovate and improve 16 existing schools, transportation offices and maintenance facilities at $57 million:

Just a few months ago, Lexington School District One purchased approximately 146 acres at Corley Mill Road and Frye Road for the new high school proposed to open in 2013. Could it end up being Corley Mill High?

2008 Parade of Homes coming soon

The 2008 Parade of Homes at Saluda River Club is just over two weeks away from being open to the public. Construction, decorating, and landscaping crews are working long days to get the six homes ready for the parade.









The 2008 Parade of Homes will be open to the public October 18 through November 2 from 11:00am to 8:00pm daily. Tickets are $7 each and are available at the event. Advance tickets will be available at Columbia-area Publix grocery stores for $6 each while supplies last.
Other offers include:
  • Two-for-One Tuesdays - Buy one ticket for $7 at the gate, get another ticket free (gate sales only, 2-for-1 offer not valid with VIP or Publix tickets)
  • Mother's Morning Out - The Parade will open at 10 a.m. on both Wednesdays (Oct. 22 and 29)
  • Education Day, Oct. 29 - Area educators and students will tour the Parade of Homes, 11:30 a.m. Contact the HBA office at (803) 256-6238 for information
  • Green Day at the Parade, Oct. 29 - The Green Building Council of Greater Columbia will give a presentation on the green features of the homes in the Parade. Free to attend with paid admission to the Parade.

The Saluda River Club neighborhood is so new that you won't find it on most Internet map services such as Google Maps. However, you can get directions to it by searching on the intersection of Edgehill Court and Corley Mill Road.

Neighborhood Updates

During the month of September, over 100 (almost half) of the Lexington SC 29072 neighborhood pages on JustLexington.com have been updated with new information.

To this point, 145 neighborhood pages have a picture of their sign or entrance like this one at Hammock Bay.

The Woodcreek neighborhood page is one of several that includes all of the street names within the community: In it's case, that includes Berrywood Court, Bradford Court, Carola Lane, Circleview Drive, Flora Lane, Hagen Court, Leigh James Court, Leventis Lane, Lockwood Drive, Natalie Lane, Ridge Crest Drive, Ridgecreek Drive, Stoneridge Drive, Water Crest Drive, Winners Circle, Wood Cut Drive, and Woodruff Court.


Approximately 114 neighorhood pages have information regarding school zoning. Of these, Waverly Place is unique in that some of the streets are zoned for Lexington Elementary while others are zoned for New Providence Elementary.


While the Map page has a single map with almost all the neighborhoods posted on it, almost 100 neighborhood pages have a map just showing the location of their community with Lexington SC 29072.


And speaking of maps, the Street View Virtual Tours on over 100 neighborhood pages allows you to virtually walk down the street of a neighborhood like this one for Courtyards at Northwoods:


And last but not least, the majority of neighborhood pages have recent property sales for the past year.

Lot Prices In Lexington SC - Sept. '08

Six months ago I wrote about the 462 lots in zip code 29072 which were for sale on the Multiple Listing Service. The number of lots for sale today has jumped to 567 - an increase of 23%. The bulk of this increase appears to be from new lots available in the Hampton Park (off Barr Road) and Woodmill (off Corley Mill Road) neighborhoods. Over half of all of the lots for sale are located in one of these seven neighborhoods: Cherokee Shores, Hampton Park, Hope Springs, Kingston Harbour, Lexington Heights, Scarborough Parish, and Woodmill.

Let's take a look at all of these lots in further detail. The two least expensive lots are $15,999 for 0.29 or 0.39 acres located in Corley Woods. These prices seem too good to be true for the 29072 zip code and that's b/c they are (email me if you want more information on that...). Throwing these two lots out, the real least expensive lot is $29,000 for a 0.13 acre lot in Palmetto Courtyards. The most expensive lot is $2,827,000 for 6.49 acres located at 1563 Corley Mill Road - most likely a commercial-zoned property. The median priced lot is $78,500 for a 0.32 to 0.48 acre lot located in Wilmont.

FunFest DooDah Parade 2008

In case you missed it, the 2008 Lexington FunFest DooDah Parade was this past Saturday the 20th on Main Street. According to the Lexington FunFest web site, "The DooDah Parade began in Pasadena, Calif., as a response to the staid, rule-laden Rose Bowl Parade. Residents were disenchanted with the pomp and circumstance and with the crowds and inconvenience. Then someone came up with the idea of a DooDah Parade where residents could have fun and let off some steam. The almost-anything-goes atmosphere has made the DooDah Parade another huge attraction for Pasadena. Naturally, folks around the nation have been copying Pasadena’s success. And Lexington is no exception."
